NORTH DUFFIELD NEAR SKIPWITH

York 12 miles.

North Duffield and Skipwith are pretty Yorkshire villages just 12 miles south of York. With a range of traditional red brick and modern houses, each village has a lovely village green and pond and a 'local' pub. Skipwith has a church, which dates back to the Anglo Saxon times, whilst North Duffield has a 19th Century Methodist church. This is a sleepy, relaxing area, ideal for getting away from all the stresses and strains of modern life. Locally, a 1000-acre nature reserve dominates the landscape, along with Skipwith Common, ideal for keen birdwatchers. Seven miles west is the market town of Selby with its beautiful abbey, and just a short drive to the north is the city of York; from the famous Minster to the medieval walls, the city is teeming with historical sites of interest. Explore York's quaint streets and hidden corners or take an excursion further afield - the Yorkshire Dales, Yorkshire Moors or the coastal resorts of Scarborough, Bridlington, Whitby and Filey are all within easy reach.

The Property: Lawns House Farm

North Duffield 1.5 miles. A spacious, brick built semi-detached former farmhouse, set on a working farm in between the villages of North Duffield (1.5 miles) and Skipwith (2 miles), just 12 miles south of the historic city of York. Offering well-equipped accommodation, this homely property has two sitting rooms, a large kitchen diner and six bedrooms, two with king size beds. A ground floor bedroom with en-suite shower cubicle means Lawns House Farm may be suitable for those with limited mobility - please phone for further information. The property offers good views of the surrounding countryside from the first floor, and has a large rear garden, ideal for summer barbecues. With York just a short drive away, as well as the Yorkshire Dales, Yorkshire Moors and coastline, this makes a good destination for enjoying this peaceful corner of Yorkshire.

Accommodation

Six bedrooms: 1 x ground floor twin with en-suite shower cubicle, 1 x twin, 1 x double, 2 x king size double, one with en-suite (shower cubicle, basin and WC), 1 x family room with trio bunks (bottom bunk is 4'6" wide so could fit 2 children). Bathroom with bath, separate shower cubicle, basin and WC. Ground floor cloakroom with basin and WC. Fitted kitchen with dining area and utility room. Light, airy sitting room. Second sitting room to seat 6.

Amenities

Full oil-fired central heating with additional heating from electric fires in the two sitting rooms. Electric oven and hob, microwave, fridge, freezer, washing machine, dishwasher, colour TV, DVD player, radio/cassette player etc. All fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and high chair on request. Ample off road parking. Large enclosed rear garden with garden furniture and BBQ. Sorry, no pets and no smoking. Shop and pub 1.5 miles.

A very large holiday home. Suitable for three generaions. The children had a great time and the quiet lounge was much appreciated by the adults. The owners were very friendly and helpful. Lots of places to visit even in the winter. Particulary recommend The Deep in Hull.
